Your rent is changing

From April 2025, your rent and service charges will increase. You'll shortly receive a letter letting you know exactly what your new charge will be, along with a set of FAQs to fully explain the changes and answer any questions you may have.

We’re experiencing rising costs associated with managing and maintaining our homes and services. Therefore, we need to increase our rental income so that we can continue to fulfil our commitment of providing safe, secure homes. We understand that any increase in rent can be challenging. If you’re a tenant

Your rent will increase by a maximum of CPI (the Consumer Price Index) plus 1%. In September 2024 the Consumer Price Index was 1.7%. Your rent will therefore be increasing by 2.7% from April 2025

You may also have to pay a service charge, which is used to cover any costs for communal areas, such as Grounds Maintenance and Cleaning. As some costs are expected to rise more than inflation, RHP has ensured that all service charge increases are also capped to a maximum of CPI (the Consumer Price Index) plus 1% for tenants, which is 2.7%. This means RHP is absorbing any costs that are expected to be greater than 2.7%.   

If you’re a Shared Owner

Your rent will increase by the Retail Price Index (a measure of inflation) plus 0.5%. September's inflation rate of 2.7% will be used, so the rent increase will be no greater by 3.2% as per the terms stipulated in your lease.

If you're a former L&Q customer who's recently been transferred to RHP, November's inflation rate of 3.6% will be used, so the rent increase will be no greater than 4.1%.

Your service charge is variable, based on expected costs for the year. This means if RHP under or overcharges you, the difference can be collected 18 months later.

  • contact your local authority Housing Benefit Team.

  • Can I appeal the new charge?

    If you have an assured tenancy and wish to appeal your new rent charge, please refer to the guidance notes in the section 13 notice. If you have another type of tenancy or lease and want to appeal against your charge, please contact us to discuss this further.

  • How can I pay?

    We have several ways for you to pay. 

    Online
    You can make payments online at any time, from any device with a free RHP online account.

    Sign up at www.rhp.org.uk. Your rent statement can also be viewed through your online account, or you can call or email us for a copy.

    Direct Debit
    A direct debit is quick and easy to set up, and a great way of making sure your rent is paid on time every month. You can set one up through your online account, or by calling us on 0800 032 2433.

    You’ll need:

    • your correct monthly rent figure
    • the card details of the account you’re setting
      the Direct Debit up on, and the date you’d like this payment to be taken.

    Standing order or internet banking

    You can pay free of charge at any branch of Lloyds Bank using the details below. Other banks may charge if you don’t have an account with them.

    • Reference: Your rent account number, found
      on your rent and service charge statements.
  • Do I need to update my payments?

    If you pay by Direct Debit, you don’t need to do anything. We’ll automatically adjust your payment (including any arrears) and write to you confirming your new payments. If you pay by standing order, you need to contact your bank and change your payments to meet your new rent charge. If you’d like RHP to change your payment plans, you might want to consider paying by Direct Debit instead.

  • What if I receive Universal Credit or Housing Benefit?

    You may need to contact your council or the Department of Work and Pensions. There is further information in your rent notice cover letter.
